For strata managers · Gold Coast

Property maintenance your committee will recognise.

Common-area repairs and end-to-end insurance claim coordination for body corporates and gated communities between Coomera and Coolangatta. One number takes the brief, the right licensed specialist gets dispatched from our vetted network, and the paperwork — quotes, photos, Certificate of Currency — comes in the format your committee actually needs.

Why managers pick us

Eight things strata managers tell us actually matter.

  • The licensed tradesperson, every time.

Where the law requires a specialist licence (electrical, plumbing, roofing, fire, waterproofing), the licensed tradesperson who does the work holds it, and their licence number goes on every quote. Nothing on your building gets touched by anyone who shouldn't be touching it.

  • Public liability cover, certificates on request.

Current Certificate of Currency on file. Emailable to you, your insurer, or the committee in minutes — not days. Renewed before it expires, never mid-job.

  • Quotes in your committee's format.

Itemised, scope-clear, photos attached, drops straight into your management software or committee reporting pack. No retyping, no reformatting at your end.

  • Insurance claim work, end-to-end.

Water damage, storm damage, fire repair. We coordinate directly with the loss adjuster — photos before, during, and after; scope of works in your format; sign-off at the end. You manage the building. We manage the claim.

  • South Gold Coast locals.

We know the building stock from Robina to Coolangatta — what fails first in salt-air, which bracket on which balcony, the council quirks. Familiarity that takes years to build, applied from the first callout.

  • WHS compliance, documented by default.

Safe Work Method Statements where the work needs them. Site induction on every job. Documentation lands in your committee file the same day — not lost in a glovebox.

  • When we say Tuesday, we're there Tuesday.

Scheduled work happens on the day it's booked. If something genuinely pushes us, you hear about it the moment we know — not the morning we don't show. Tenants don't get the surprise. The committee doesn't get the email.

  • A licensed specialist for every trade.

Plumbing, electrical, fire, roofing, waterproofing, painting, tiling, carpentry — every common building trade is covered by a vetted, licensed specialist we've worked with before. We pick the right one for your job, dispatch them, and manage the work on site. You still get one quote, one invoice, one accountable contact: us.

The kind of building we look after

Boulevard Towers entrance, Broadbeach Gold Coast — illustrative of the coastal strata stock we look after

Boulevard Towers · example building

Broadbeach · corner of Broadbeach Boulevard & Australia Ave

Coastal strata, top to bottom.

Take a building like Boulevard Towers — 100 metres from the sand, with an outdoor pool, an indoor pool, a spa, a sauna, a half-tennis court, balcony glass and balustrades that the salt air works on day and night, and common-area finishes that show every scuff in afternoon light. That’s the building stock we’re built for.

Here’s how a job runs. You give us the brief — what’s broken, where, and when you need it sorted. We triage, pick the right licensed specialist from our network, dispatch them on site, manage the work, and send one itemised invoice with photos in your committee’s format. You never speak to the specialist directly. You speak to us.

Scope, on a building like this

  • Balcony glass & balustrades

Re-sealing, hinge oiling, bracket tightening, scratched-glass replacement. The salt eats fittings — we replace before they fail.

  • Common-area finishes

Lobby and corridor scuff repair, paint touch-ups, plasterboard, skirting, joinery refresh. Colour-matched to the batch we keep on file for your building.

  • Doors, locks, hardware

Closers, deadbolts, smart-lock installs, gate latches, lift door surrounds. We hold spares for the common fittings on our buildings.

  • Carpentry & timber

Decks, screens, planter timber, signage timber, pergola repair. Whatever the salt and sun have got to since last quarter.

  • Pre-summer & post-storm

A balcony bracket check before the storm season. A sweep-and-photo run after any major event so the claim paperwork starts fast.

  • Insurance claim coordination

Direct line to the assessor, scope of works drafted in your reporting format, photos before / during / after, sign-off at the end.

How we work with strata

Three steps. No chasing.

  1. Step 01

Intake — call, SMS, or work order

Phone, SMS with photos, or a work order from your management software. SMS during business hours typically gets a reply inside the hour. Email and work orders by end of the next business day.

  2. Step 02

    On-site walk, fixed-price quote

On-site walk-through booked within 5 business days for non-urgent jobs — faster when something's actively failing. Fixed-price quote follows the same week, itemised in your committee's reporting format.

  3. Step 03

    Scheduled, executed, invoiced

Scheduled at a time that minimises disruption to residents, usually 1 to 3 weeks out for non-urgent work. The right licensed tradesperson on the tools, managed by us. Invoiced on completion with photos and notes, paid by transfer once the scope is signed off.

The real offer

What you stop chasing when we’re on the building.

You’re not buying a tradie. You’re buying back the hours you currently spend coordinating tradies. Six things you stop doing the day we take the building on.

  • Stop calling three trades for one job.

Painter, sparkie, tiler — one quote, one schedule, one invoice. We coordinate the licensed subs; you don't.

  • Stop translating tradie invoices.

Itemised lines, photos attached, drops straight into your management software or committee reporting pack. We write it in your format the first time.

  • Stop being middleman to the assessor.

Insurance claims go direct — scope of works, photos before/during/after, sign-off. Your committee doesn't pick up a second phone.

  • Stop chasing the invoice for proof.

Every invoice arrives with photos of the finished work. The committee can audit at a glance. You stop fielding 'show me' emails from owners.

  • Stop verifying insurance is current.

Certificate of Currency on file — sent to you, your insurer, or the body corporate before the first callout. It's never expired mid-job because we don't let it.

  • Stop project-managing tradies.

You give us the job. We pick the right licensed specialist from our network, brief them, manage them on site, photograph the work, and write the invoice in your format. You don't introduce them to the building. You don't chase the work-in-progress. We do all of that.

Pricing

No price list. Clear quotes.

Every job is quoted up front in writing, in the format your committee reports in. We invoice on completion, only after the scope is signed off. Itemised lines, attached photos, paid by transfer. The same way, every time.

  • Fixed-price quotes

Agreed up front, in writing. The number on the quote is the number on the invoice.

  • Fixed price in writing

You pay when the work is signed off — itemised, in your committee's reporting format.

  • Itemised invoices with photos

Line-by-line scope, photos of the finished work, committee-ready format. Audit at a glance.

  • Scope creep handled honestly

Find something during the job? We pause, photo it, quote the addition, and ask. You never see a 'we found something else' line on an invoice.

Looking after a building? Let’s talk.

If your last contractor stopped picking up, dragged the invoice past 30 days, or made you re-explain the building to every new tradie — that’s the problem we’re built to solve. Call Paul direct or email and we’ll book the walk-through. No quote fee, no obligation.
