Salt air is hard on a deck, and it's patient.
Yours has gone grey and a bit silvery. A couple of boards have started to split along the grain, there's a spongy spot near the door, and the bolts holding the balustrade have rust weeping out of them.
It's still standing, so you leave it. Then a screw lets go, or someone leans on the rail and it gives, and now it's a job you can't put off and can't picture the cost of.
Half of it is timber you can save and half isn't, and the trick is knowing which. That's the bit I'll sort out for you before a board comes up.

Hardwood (spotted gum, blackbutt)
The best look and the longest life on the coast. Oil it about once a year and it pays you back. Dearer to lay.
Treated pine
The budget build. Solid underfoot and takes paint well, but it won't go the distance hardwood does.
Composite
Won't grey off and barely needs touching. The catch: in low afternoon light it reads a touch plastic up close.

Questions I get asked about decks & patios
- Can you just repair my old deck instead of ripping it out?
- Usually, yes. Swapping split boards and rusted bolts and firming up a soft patch is most of what I do out here. If it's gone too far to be worth patching, I'll tell you that straight rather than take your money to make it look right for a season.
- How often does a deck need oiling on the coast?
- About once a year for the west and north-facing ones, because the sun and salt chew through the finish faster here than the tin tells you. I'll drop you a reminder when yours is getting close so it doesn't sneak up on you.
- How long does a deck take?
- A repair or an oil-and-seal is usually a day or two on site. A full new deck or pergola runs longer, and the size, the height off the ground, and whether it needs council lodging are what move it. I'll give you the real timeframe on the quote, not a hopeful one.
- Do I need council approval for a new deck?
- Sometimes. It comes down to the height, whether it's bolted to the house, and your block. Some are exempt and some need lodging. I'll tell you which yours is on the quote, and put you onto a draftsperson if it needs drawings.
- What does it cost?
- The quote is free and I fix the price before I start, so there's no creep later. It comes down to whether it's a repair or a full build, the timber you go with, the size, the height, and any balustrade or roof. A new build that needs council lodging carries that cost too, and I'll show it to you.
