A door is one of those jobs that never quite makes the list.
The front door drops on its hinges and you have to lift it to shut it. Or a tenant's moved out and you've got no idea who's got a key. Or the lobby door in the block won't self-close and the committee keeps flagging it.
It's too small to feel worth a phone call, so it waits. Then one day the latch won't catch at all, or you're standing there with a new tenant and a lock you can't account for.
None of it is hard to fix. It just needs someone to turn up, sort it properly, and not make a half-day production out of it.
Here’s what you actually get
- Doors hung and re-hung so they sit square and latch on the first go: interior, exterior, and fire-rated to spec
- Locks changed, or rekeyed so your old keys stop working and you control who has access
- Battery smart locks fitted (Yale, August, Schlage); if a model needs hardwiring, a licensed electrician does that part and their licence goes on the quote
- Deadbolts fitted with the frame reinforced, because a single latch is easy to lever
- Strata common-area hardware: door closers adjusted or replaced, lift door surrounds and kickers, gate locks and latches
- Worn strikes, hinges and frames sorted on the day so the lock actually lines up

Your options
Rekey
Keep the lockset, change the pins inside so the old keys stop working. On most pin-tumbler locks it's quicker and cheaper than a new lock. Bring the keys you've got if you want copies of the new cut.
Smart lock
Battery units like Yale, August or Schlage fit straight to the door, no wiring. Codes and phone access, and you're not cutting keys for every new tenant. Hardwired models bring in a licensed electrician.
Deadbolt
A separate deadbolt and a reinforced strike for the kind of hold a latch on its own can't give you. Worth it on an exterior door that's only ever had the one lock.

Questions I get asked about doors, locks & hardware
- How long does a door or lock job take?
- Most are a single visit, often inside an hour or two. A re-hang where the frame's moved, or a smart lock that needs an electrician, can stretch it, and I'll tell you that on the quote rather than spring it on the day. I'll usually have you booked in within a business day.
- What does it cost?
- Every quote is free and fixed before I start. The price comes down to whether it's a rekey, a new lock, or a full door hang, the door type (interior, exterior or fire-rated), the smart-lock model if you're going that way, and anything worn in the frame or strike I find on the day.
- Can you rekey rather than replace the whole lock?
- On most pin-tumbler locks, yes. I change the pins so the old keys won't work and you're not paying for a brand-new lockset. If the lock itself is worn or cheap, I'll say so and we'll talk about replacing it instead.
- Do you fit smart locks, and do they need an electrician?
- Battery ones (Yale, August, Schlage) I fit straight to the door, no wiring. A hardwired model that ties into power or an access system needs a licensed electrician, so I bring one in and their licence number goes on your quote.
- Can you handle common-area doors for a strata building?
- Yes. Door closers, lift door surrounds and kickers, gate locks and latches are regular work. Send me the format your committee reports in and the quote drops straight into it, with any sub's licence number on the page.
