Questions I get asked about strata common-area work

Do you do after-hours emergency callouts?
No, I'm not the 2am crew. If there's an active leak or a failure overnight, call the specialist your strata insurer recommends to make it safe. I pick up the repair the next business day and see it through from there.
How quickly do you turn things around?
Send me the job and you'll hear back within a business day with a price. Most common-area repairs are booked in within the week once the committee approves. Anything held up by a licensed sub's schedule or a part on order, I'll tell you the real dates on the quote.
What does it cost?
The quote's free and fixed before any work starts. It comes down to the size of the punch list and which trades the items need, whether any of it is licensed work that adds a specialist to the quote, and the access, so height, lifts, or working around residents in an occupied building.
Can you quote in our management software's format?
Yes. Send me the template, or just tell me what your committee pack expects, and the quote comes back in that shape, with any sub's licence number on the page so it's ready to approve.
Do you deal with our insurance assessor directly?
Yes. Photos, scope, the repair, then the sign-off. The committee doesn't pick up a second phone or play go-between with the insurer.
