Property maintenance in Miami

Property Repairs GC looks after maintenance and repairs across Miami, the beachside pocket on the southern Gold Coast that sits between Burleigh Heads to the south and Nobby Beach to the north. It is well within the area we cover, from Coomera in Queensland down to Kingscliff in New South Wales.

Miami has changed a lot in recent years: low-rise apartment blocks going up along and behind the Gold Coast Highway, original post-war beach cottages being renovated rather than knocked down, and a steady run of townhouse and duplex developments through the back streets. The maintenance that suits a 1960s fibro cottage is not the maintenance that suits a five-year-old apartment block, and we work across both.

One number takes the brief. Paul does many of the trades himself and brings in the right licensed specialist for the rest, such as plumbing, electrical and fire, with their licence number on your quote. You get one accountable contact and one invoice.

Miami's building stock splits two ways. Closer to the beach and along the highway you have a growing run of low-rise apartment blocks where the recurring work is balcony and balustrade upkeep, render and external repaint, common-area finishes, and entry door and lock hardware. Back from the water there are renovated beach homes and townhouses where kitchens, bathrooms, decks and fencing are the usual jobs.

Being this close to the sand, salt air is the constant. It corrodes balcony bolts and balustrade fixings, lifts paint off render and weatherboard, rusts metalwork and seizes door hardware. We plan for it: rust-converting metal before paint, using corrosion-resistant fixings on coastal decks and fences, and budgeting realistic re-oil and repaint cycles rather than optimistic ones.

For body corporates and the managers who look after Miami's apartment blocks, we run scheduled common-area walks, scope and quote punch lists in your reporting format, and coordinate insurance claims from start to finish. For homeowners and tenants, it is the same single point of contact for everything from a re-tiled bathroom to a new fence.

Miami — common questions

Yes. Common-area maintenance for body corporates and strata managers is a large part of what we do. That covers scheduled walks, punch lists, balcony and balustrade repair, common-area painting and door hardware, plus insurance claim coordination. We quote in your committee's reporting format and you deal with one contact.

This close to the sand it is the main thing to plan for. Salt corrodes balcony and deck fixings, lifts paint off render and timber, and rusts metalwork. We use corrosion-resistant fixings, rust-convert metal before painting, and quote realistic re-oil and repaint cycles for coastal Miami rather than pretending a beach-facing wall lasts as long as one inland.

Yes. Paul does many trades himself and brings in a licensed specialist for the rest, such as plumbing, electrical and fire. Their licence number goes on your quote, and you still get one accountable contact and one invoice rather than chasing separate trades.

Both. Miami has a lot of original cottages being renovated and plenty of newer townhouses and apartments, and we work across all of it: kitchens, bathrooms, decks, fencing, carpentry and repairs on the homes, and common-area work on the blocks.
